The Cool Springs Life Sciences Center is a 15-acre, 260,000 square foot life-sciences focused research and development campus, planned to provide dedicated space for well-equipped laboratory research, product development and manufacturing facilities for medical device, biotechnology, pharmaceutical and other life science-oriented companies and their support services. Prospective tenants include all stages of business, from small start-ups within Vanderbilt University's research programs to emerging venture capital-funded companies in late-stage product development, to fully-integrated life sciences companies. The range of potential research activities in this facility is as diverse as biomedical research itself and includes pharmaceutical and medical device development activities utilizing organic chemistry, biochemistry, molecular and cellular biology, tissue culture work, histology, nanotechnology, biomedical engineering, tissue engineering, etc. The scope of manufacturing work could range from non-technical production to high-tech cGMP microbiological clean room operations. CSLSC tenants will be able to build-out their space to fit the unique needs of their business.The Cool Springs Life Sciences Center is projected to create 600 new jobs, nearly 300 of which will be on-site. The 10-year regional economic impact of the CSLSC is estimated at $766 million.
Primary Utilities
» Clean power will be provided through a robust, state-of-the-art UPS system, to assure completely continuous, clean power, even in the unlikely event of service interruptions. In addition, the CSLSC has redundant grid connection points to further ensure continuous service.» Voice, data, and Internet service is delivered via fully FDA-compliant IT infrastructure, hardware, and software that can be custom-fit for each tenant. These systems can be securely partitioned to maintain full segregation of tenant data and communications.The CSLSC campus has fiber optic service tied directly to a Tier 1 provider, with redundant connection points to ensure uninterrupted service. Bandwidth is scalable to provide ample capacity for all tenants. The power, voice, and data connections terminate at the building shell, such that tenants can connect their own internal systems or opt for turn-key services to be provided as described in 'Support Services' below. » HVAC systems are designed with sufficient capacity to meet FDA/EU air quality standards for typical lab and clean manufacturing space.» Water and sewer infrastructure on the CSLSC campus is available to accommodate typical laboratory and life science manufacturing activities. Each building is equipped with acid waste handling capabilities for a wide range of laboratory activities. Tenants may add specialized water and sewer service for laboratory or production space, or for restrooms, break rooms, etc., at their cost.All basic utility systems are designed to meet current FDA and EU regulatory standards for drug, biologic, or device manufacturing or laboratory facilities.
Support Services
» Basic Information Technology (IT) support is provided for the campus IT infrastructure out to the shell buildings. The CSLSC has IT support capability to service all aspects of tenant IT needs (help desk, network admin, database support, software engineering, security, risk management, disaster recovery, services hosting, strategic planning and implementation). The service and associated fee structures can be custom fit to the specific needs of each tenant and are fully scalable.» Building and site security is provided via a state-of-the-art access control and security system that is fully FDA compliant. The system can be securely partitioned to ensure full segregation of tenant data and includes CCTV monitoring of common areas, card and phone access, employee access control within the tenant space, and visitor badging and access control. The CSLSC system has a full range of alarm and security notification options which, in addition to typical fire and emergency notification, can also notify tenant management of alarm events for controlled environments such as cold rooms, clean room pressure differentials, freezers, incubators, etc.» Housekeeping and disposal services have been established for the entire CSLSC campus. Tenants are billed for these services at a set rate. Specialized waste disposal services can be established by the tenant at their cost.» Building and site maintenance services have been established for the entire CSLSC campus. Tenants are billed for these services at a set rate. Basic preventive maintenance and calibration service is also available for tenants at a set hourly rate. Specialized maintenance on equipment or systems can typically be arranged by the tenant with the equipment manufacturer or distributor.» Reception, shipping & receiving, and basic HR services are available to each tenant if requested. Services will be billed to tenants at a set rate.» Training and safety services are available through cooperative relationships with local learning providers. A state-of-the-art, 2,500 square foot training facility is located on-site. Fee structures are negotiated based on scope of needed services and learning providers' fee schedules. |
